Local Market Knowledge

Appraisals built on Palm Springs market data

Palm Springs is the valley's most architecturally specific market. Spanish Colonial Revival estates and hacienda-style homes in the older enclaves sit alongside thousands of post-and-beam mid-century tract homes, custom hillside properties, and a large volume of later condominium and golf product. A substantial share of the city is built on tribal land where the home is owned but the land is leased.

Two determinations shape almost every Palm Springs value: whether the parcel is fee or leasehold, and whether the home carries a documented architectural or historic designation. Both are resolved explicitly in our Palm Springs reports, because both move value in ways a square-foot comparison cannot capture.

What makes Palm Springs values tricky

Fee-simple parcels must be separated from leasehold parcels on the tribal checkerboard, since remaining lease term and rent-reset provisions produce measurable discounts and constrain financing. Premiums for documented architect-designed and historically designated mid-century homes, authentic restoration versus flip-grade remodeling, hillside orientation and view, and short-term-rental permit status all add further variance between otherwise similar sales.

Palm Springs is home to the Aerial Tramway, the Palm Springs Art Museum, the Palm Canyon Drive downtown, Ruth Hardy Park, the Indian Canyons trails, Palm Springs High School, and Palm Springs International Airport.

Desktop appraisals only — by current demand

Because of exceptionally high demand, we are currently accepting desktop appraisal assignments only. Drive-by and full interior-inspection appraisals are not being scheduled at this time.

A desktop appraisal is a complete, USPAP-compliant valuation. The market research, the analysis, the report and the professional credibility are identical to an inspection-based report — what differs is the physical site visit.

Also serving Palm Springs from our dedicated Palm Springs site

Brian Ward Appraisal maintains a separate Palm Springs practice site at palm-springs-appraiser.com, which covers inspection-based products as well. This page covers Palm Springs desktop appraisals ordered through Indio Real Estate Appraiser.
