A desktop appraisal is a complete, USPAP-compliant valuation. The market research, the analysis, the report and the professional credibility are identical to an inspection-based report — what differs is the physical site visit.

Why do you only offer desktop appraisals right now?
Demand for our services in the Coachella Valley currently exceeds the schedule available for on-site inspections. Rather than quote turnaround times we cannot honor, we have limited new assignments to desktop appraisals, which we can complete reliably and quickly. Drive-by and full interior-inspection appraisals are not being scheduled at this time.
Is a desktop appraisal credible for court, the IRS and attorneys?
Yes. A desktop appraisal is a complete, USPAP-compliant appraisal prepared by the same certified appraiser and held to the same standards. When adequate property data is available it carries the same analytical rigor and professional credibility as an inspection-based report, and it is widely accepted for estate, tax, probate and family-law purposes.
What is the difference between the $299 and $449 report?
The Basic Desktop Appraisal is a focused 20–25 page report covering the valuation, property description and comparable sales analysis. The Desktop Appraisal is a 30–35 page report that adds fuller market conditions analysis, area maps, expanded property history and additional supporting exhibits. If you are unsure which fits your situation, tell us the intended use and we will recommend one.
How long does an appraisal take?
Most desktop appraisals are completed within 3–5 business days from the time we receive the information we need. Rush service is available for urgent estate, tax or court deadlines — tell us your deadline when you order.
What information do you need from me?
The property address, the reason for the appraisal, the effective date of value if it is retrospective, any recent improvements or unusual features, and your contact details. Interior photographs and a floor plan help, but are not required. The more detail you provide, the more precise your quote.
Do you serve all of the Coachella Valley?
Yes — from Desert Hot Springs and Palm Springs on the west end through Indio and Coachella on the east, including the unincorporated communities in between. If you are unsure whether your property is covered, just ask.
What payment methods do you accept?
Cash, check and major credit cards. Payment is typically due on delivery of the report, though arrangements can be made for special circumstances.
