Two Decades of Southern California Valuations

A California Certified Residential Real Estate Appraiser working since 2004 — and the appraiser you actually speak with.

The Practice

Who you're hiring

Indio Real Estate Appraiser is the Coachella Valley practice of Brian Ward Appraisal. Brian Ward is a California Certified Residential Real Estate Appraiser who has been valuing residential property since 2004 — more than twenty years and over 7,000 completed assignments across San Diego and Riverside Counties.

Most of that work has been for people facing a deadline that matters: an estate to settle, a return to file, a marriage to unwind, a filing due in court. Those assignments are read closely, sometimes adversarially, and they are the reason the reports are written the way they are — every conclusion stated, every adjustment supported, nothing left for the reader to assume.

You work with the appraiser directly from the first call through delivery. There is no intake team and no file coordinator between you and the person signing the report.

How we work

01

Scope before price

We establish the intended use, the effective date and the property rights being appraised before quoting. A retrospective Date of Death value and a current market value are different assignments, and conflating them is how reports get challenged.

02

Research, then conclude

Comparable selection is driven by what the subject genuinely competes with — the same tract phase, the same association burden, the same property rights — not by proximity alone.

03

Written to be read

Reports are prepared to USPAP standards and written so an attorney, a trustee, an examiner or a judge can follow the reasoning without an appraiser to interpret it.

Why the Coachella Valley is its own discipline

Valley properties carry value factors that simply do not exist in most California markets.

Structures that never reach public record

  • Equity versus non-equity golf memberships
  • Mandatory dues, minimums and transfer fees
  • Association obligations varying block to block
  • Age-restricted occupancy requirements

Property-rights and physical variables

  • Tribal lease land versus fee simple ownership
  • Manufactured homes: real property or personal property
  • Short-term rental eligibility and permit caps
  • A short selling season and heavy second-home ownership

Desktop appraisals only — by current demand

Because of exceptionally high demand, we are currently accepting desktop appraisal assignments only. Drive-by and full interior-inspection appraisals are not being scheduled at this time.

A desktop appraisal is a complete, USPAP-compliant valuation. The market research, the analysis, the report and the professional credibility are identical to an inspection-based report — what differs is the physical site visit.
